Fully detached house on private land with garden and usually private pool. Highest maintenance responsibility but maximum privacy and value appreciation. No aidat if not in a complex.

Two-storey home, either detached or semi-detached. Very common in Turkish new builds. Can be within a complex (with aidat) or standalone. Good space-to-price ratio.
Semi-detached or terraced properties within a gated development. Usually have shared garden and pool. Aidat applies. Popular with holiday rental buyers. Best price-per-metre in the villa category.
Aidat note: If the property is within a gated complex, you will pay monthly management fees (aidat). Before purchasing, request 12 months of aidat statements and check whether there are any arrears owed by the current owner — these transfer to the new buyer in Turkey.

Turkey's largest property portal — equivalent to Rightmove or Zillow. Lists thousands of Antalya properties directly from owners and agents. Use the filter for "villa" and "Antalya" to begin your search.
Use agents who are members of the Turkish Real Estate Association (TRGYD). Reputable Antalya agencies include Pafilia, Re/Max Turkey, and local specialists. Never pay a fee before viewing.
For foreign buyers unfamiliar with Turkey, a buyer's agent (who represents you, not the seller) can save you from overpaying and navigate due diligence. Fee is typically 1–2% of purchase price.
