Types of Residential Property in Antalya

Detached villa (müstakil villa)

Fully detached house on private land with garden and usually private pool. Highest maintenance responsibility but maximum privacy and value appreciation. No aidat if not in a complex.

Bungalow (tek katlı villa)

Single-storey house, popular with retirees. Often in gated complexes with shared pool. Lower price point than multi-storey villas. Minimal stair access is a key appeal.

Duplex (dublex)

Two-storey home, either detached or semi-detached. Very common in Turkish new builds. Can be within a complex (with aidat) or standalone. Good space-to-price ratio.

Townhouse / sıra ev

Semi-detached or terraced properties within a gated development. Usually have shared garden and pool. Aidat applies. Popular with holiday rental buyers. Best price-per-metre in the villa category.

Aidat note: If the property is within a gated complex, you will pay monthly management fees (aidat). Before purchasing, request 12 months of aidat statements and check whether there are any arrears owed by the current owner — these transfer to the new buyer in Turkey.

Finding Property in Antalya

Sahibinden.com

Turkey's largest property portal — equivalent to Rightmove or Zillow. Lists thousands of Antalya properties directly from owners and agents. Use the filter for "villa" and "Antalya" to begin your search.

Licensed estate agents (emlakçı)

Use agents who are members of the Turkish Real Estate Association (TRGYD). Reputable Antalya agencies include Pafilia, Re/Max Turkey, and local specialists. Never pay a fee before viewing.

Buyer's agents

For foreign buyers unfamiliar with Turkey, a buyer's agent (who represents you, not the seller) can save you from overpaying and navigate due diligence. Fee is typically 1–2% of purchase price.

Due Diligence Checklist for House Purchases

Houses and villas require additional due diligence beyond apartment purchases — particularly around land classification, permits, and agricultural restrictions.

TAPU title deed verification — confirm seller is registered owner
Encumbrance check (tapu kütüğü) — no mortgages, liens, or court orders
Planning permission (ruhsat) — confirm building permit was issued and is valid
Municipal conformity certificate (iskan) — confirms building meets approved plans
Zoning check — confirm land is designated residential (not agricultural/forestry)
Utility connections — water, electricity, and sewerage legally connected
Earthquake zone rating — Antalya is Zone 3-4; confirm structural report
Undeclared extensions — any additions built without permit can cause legal issues
Neighbour/boundary disputes — check registered plot boundaries match physical property
Aidat (management fees) — if in a complex; check arrears and monthly obligations
