Alanya Property Guide
Turkey's fastest-growing coastal property market. Lowest prices on the Mediterranean coast, 300 sun days, and some of the highest rental yields in Turkey — this is why Scandinavians and Europeans have been buying here for decades.
Why Alanya
Alanya is the most affordable coastal city in Turkey and has built a genuinely international community — particularly Scandinavian — over several decades.
Alanya prices are 40–60% below comparable Antalya coastal property and a fraction of Bodrum or Istanbul. Modern pool complexes start at €80,000 — impossible to match elsewhere on the Turkish or broader Mediterranean coast.
Norway, Sweden, and Finland have the largest per-capita ownership of Alanya property of any nationality. This means Scandinavian-speaking agents, neighbours, management companies, and an existing community infrastructure that makes relocation far less daunting.
July and August occupancy exceeds 90%+ in coastal complexes. Direct charter flights from Scandinavia, Germany, and the Netherlands bring consistent tourist demand. Management companies handle keys, cleaning, and guest services.
Alanya has an exceptional supply of 2010s–2020s build complexes with pools, gyms, and managed gardens. Better quality for the price than comparable cities. The Mahmutlar corridor in particular has hundreds of well-managed complexes.
Like all Turkish property, Alanya purchases of USD$400,000+ qualify for the citizenship by investment programme. Some investors buy multiple units to reach the threshold while maintaining rental income across a portfolio.
Alanya's winter population has grown substantially as long-term expats choose it over seasonal living. Restaurants, cafes, and services increasingly operate year-round. Not yet Istanbul, but no longer purely seasonal.
Area guide
Each area of Alanya has a distinct character and price point. Understanding where to buy depends on whether you prioritise rental income, lifestyle, budget, or community.
Most affordable — Scandinavian community hub
North of Alanya city, directly on the sea. Densely developed with large foreign-buyer complexes. The largest concentration of Norwegian, Swedish, and Finnish buyers in Turkey. Many complexes have Scandinavian-speaking staff and management. Very affordable, slightly less sophisticated than central Alanya.
Best for: Budget buyers, Scandinavian community, rental investors
Residential east — growing and modern
East of Alanya centre, newer residential development. Mix of Turkish and foreign residents. More established infrastructure, quieter than Mahmutlar. Good for year-round living with beach and city centre accessible. Growing expat community.
Best for: Year-round residents, families, mid-range buyers
Western coastal — quiet and slightly upmarket
West of Alanya, quieter coastal strip. Slightly higher prices than Mahmutlar, smaller scale developments. Good beach access, less crowded in summer. Popular with German and Dutch buyers who prefer a less dense environment.
Best for: Retirees, buyers seeking quieter lifestyle, German/Dutch buyers
Premium central — castle views and sandy beach
Alanya's famous Cleopatra sandy beach and the historic castle. Most amenities, restaurants, nightlife. Highest short-term rental demand in all of Alanya. Limited new supply in central locations. Popular with buyers prioritising tourism rental income.
Best for: Short-term rental investors, lifestyle buyers, prestige location
River valley — very affordable and green
North of Alanya along the Dim River valley. Very affordable prices, greener environment, some large complex developments. Not directly on the sea but close. Less established as a foreign buyer area but growing.
Best for: Budget buyers, nature seekers, investors looking for future upside
Remote west — ultra-affordable beach resort
45km west of Alanya city. Very large Scandinavian-owned complexes, famous Incekum beach. Most affordable sea-view property in the Alanya region. Quiet in winter — primarily a summer resort town. For buyers prioritising beach life and low cost over city amenities.
Best for: Budget beach buyers, summer holiday investment, Scandinavian buyers
Purchase process
Same legal framework as the rest of Turkey, but with Alanya-specific considerations and local resources.
Visit the Alanya Vergi Dairesi (tax office on Saray Mah.) with your passport. Free, takes 20 minutes. Cannot proceed without it.
Alanya has many licensed agents, including firms with Swedish, Norwegian, and German-speaking staff — especially in Mahmutlar. Verify the agent's TÜGEM licence. Many legitimate firms have operated in Alanya for 15+ years and have strong track records with Scandinavian buyers.
Before signing anything, hire your own Turkish property lawyer — separate from the agent. Alanya-based lawyers handle foreign purchases regularly. A lawyer checks the TAPU for encumbrances, verifies the iskan (habitation licence), confirms military clearance, and reviews the preliminary contract. Essential even for experienced buyers.
Visit in person wherever possible — Alanya is served by Gazipaşa Airport (GZP, 35km east) and Antalya Airport (3 hours). Sign a notarised preliminary contract (satış vaadi) once due diligence is clear. Pay 10–20% deposit via your Turkish bank account.
Arrange the mandatory property valuation report. Transfer the remaining purchase funds through your Turkish bank. Both parties (or representatives with power of attorney) attend the Alanya Land Registry to complete the TAPU transfer.
Rental investment
