From the Scandinavian hub of Mahmutlar to the city life of Alanya Centre — finding your perfect area.
Quick Answer
Where should expats live in Alanya?
Mahmutlar for the established Scandinavian expat community — affordable, English/Scandinavian-friendly, and social. Alanya Centre for city life, beach access, and amenities. Oba for modern apartments at excellent value prices. Each area suits a different lifestyle and budget.
Mahmutlar is Alanya's largest expat neighbourhood and the heartland of the Scandinavian community. It has a Scandinavian supermarket, Nordic cafes, and an expat social scene built over 20+ years. Very affordable — a good 1BR costs €170–250/month. 12km east of Alanya centre.
Kestel lies between Mahmutlar and Alanya centre. Quieter than both, with good sea views and a residential feel. Cheaper than centre with better infrastructure than the most remote parts of Mahmutlar. A growing number of European families settle here.
Alanya centre gives you the full Turkish coastal city experience: the harbour, Cleopatra Beach, covered bazaar, excellent restaurants, and the historic castle. More expensive than Mahmutlar but still affordable by European standards. Best transport links.
Oba has seen significant new construction and is popular for its modern apartments with good specs at relatively low prices. A mix of Turkish families and foreign buyers. Good schools and supermarkets nearby. The beach is a 5–10 minute drive.
Cikcilli is a mature, established neighbourhood north of Alanya centre. Predominantly Turkish residents, good local markets and shops. Not a tourist area. Reasonably priced. Popular with expats who have been in Alanya several years and want a more authentic local experience.
Konakli sits 10km west of Alanya centre. A quieter, more resort-focused area with long beaches and lower prices. Popular in summer for tourism; peaceful off-season. Several large expat apartment complexes with pools and communal facilities make it very popular with Scandinavian buyers.
