City Comparisons
Turkey's Mediterranean capital versus the Gulf's showpiece. Antalya is 3–4x cheaper with excellent beach life; Dubai offers zero income tax and world-class luxury. Here's the full comparison.
Quick Answer
Antalya or Dubai — which is better for expats?
Antalya wins on cost (3–4x cheaper), beach life quality, manageable climate, and long-term residency options. Dubai wins on income tax (zero), luxury infrastructure, and global career opportunities. For retirees and remote workers, Antalya offers exceptional Mediterranean value. For high-earning professionals maximising savings, Dubai's zero tax is compelling.
| Factor | Antalya | Dubai | Edge |
|---|---|---|---|
| Cost of living | Very low — €900–1,400/month (comfortable single) | Very high — €3,000–5,000/month (comfortable single) | Antalya |
| 1BR rent (city centre) | €350–650 | €1,800–4,000 | Antalya |
| Income tax | Yes — Turkish progressive income tax | Zero income tax — permanent policy | Dubai |
| Beach & outdoor lifestyle | Outstanding — 300 sun days; 7-month beach season | Good — JBR Beach; warmer winters; extreme summer heat | Antalya |
| Healthcare | Excellent — Antalya Medical Center, multiple private hospitals | World-class — premium private healthcare infrastructure | Tie |
| Climate comparison | 4 seasons — warm but manageable summer (33°C max usually) | Extreme summer (45°C+); perfect Oct–Apr (25°C) | Antalya |
| Expat community | 80,000+ registered foreigners; diverse European community | 90% expat population — global, extremely diverse | Tie |
| Cost of dining out | €6–15 per meal at mid-range; €2–5 at local restaurants | €20–50 per meal at mid-range; street food limited | Antalya |
| Property purchase value | Strong value — €1,200–3,000/m²; growing market | Premium — AED 1,500–3,500/sqft; competitive luxury market | Antalya |
| Residency pathway | Residence permit available; citizenship pathway exists | Golden Visa (10yr); no citizenship pathway | Antalya |
Antalya is a far better choice for most retirees. The cost of living is 3–4x lower, the beach season is excellent (April–November), healthcare is very good with multiple private hospitals, and the expat community provides social infrastructure. Dubai is excellent for wealthy retirees who prioritise luxury living and mild winters — but the extreme summer heat makes year-round living challenging without air conditioning around the clock.
Antalya's summer peaks at 33–38°C, which is hot but manageable with the sea breeze and evening cooling. Dubai's summer (June–September) regularly reaches 45°C with high humidity — genuinely oppressive and essentially forces outdoor life to stop. Most Dubai expats barely leave air-conditioned spaces June–September. Antalya's summer, while hot, is far more livable and the beach season is a pleasure.
Yes — significantly. A luxury two-bedroom apartment in Antalya's Konyaaltı or Lara Beach districts might cost €800–1,200/month. A basic studio in Dubai's desirable areas costs €1,200–1,800/month. For the same money, you live dramatically better in Antalya than Dubai.
Antalya wins on beach life quality and value. The Konyaaltı and Lara beaches are directly accessible from the city, the sea is warm from April to November, and beach club culture is active but affordable. Dubai's JBR Beach is good but the extreme summer heat makes beach life essentially impossible June–September, and costs are dramatically higher.
