Kaş vs Fethiye

Kaş is marginally cheaper due to its smaller size and limited tourism infrastructure. Fethiye's larger expat community has pushed some prices up slightly, particularly in Hisarönü/Ovacık. However, differences are modest — €50–150/month at most for equivalent lifestyles.

Kaş has dramatic rocky sea access, clear Lycian water, and nearby Patara Beach (nearby long sandy stretch). Fethiye has the iconic Blue Lagoon (Ölüdeniz), Çalış Beach, and Calis seafront. Fethiye wins on sandy beach proximity; Kaş wins on crystal-clear water quality.

Fethiye has a proper state hospital (Fethiye Devlet Hastanesi) and several private medical centres with English-speaking doctors. Kaş has only a small state clinic; anything serious requires 2.5–3 hours to Antalya or ~2 hours to Fethiye itself. This is a decisive factor for retirees.

Dalaman Airport is 45 minutes from Fethiye — one of Turkey's best airport-to-destination ratios. Kaş sits exactly between two airports: Antalya (2.5h west) and Dalaman (3h east). Regular international travel becomes a significant undertaking from Kaş.

Fethiye has one of Turkey's largest British expat communities with thousands of long-term residents. Established English-language services, clubs, and social networks. Kaş has a small, close-knit community of perhaps 500–800 expats — boutique, intimate, but limited social infrastructure.

Both are strikingly beautiful. Kaş sits on a dramatic rocky peninsula with views to the Greek island of Kastellorizo (Meis). The Lycian Way hiking trail, ancient Lycian tombs, and Mediterranean pine forests make Kaş arguably Turkey's most scenically pure coastal town. Fethiye's Blue Lagoon and valley setting are magnificent but more commercialised.

Neither town is well set up for digital nomads. Fethiye has slightly better internet infrastructure and a handful of coworking café options. Kaş has reliable fibre in the centre but very limited coworking and a quiet winter season that limits options. Both are well below Antalya or Izmir for nomad infrastructure.

Fethiye wins for most retirees due to its year-round social life, healthcare access, and established support network. Kaş wins for fit, independent retirees who prioritise absolute beauty and quiet over practicality — and who accept the healthcare distance trade-off consciously.

Fethiye's larger, more diverse property market, stronger rental demand, and better infrastructure make it a more liquid investment. Kaş has a boutique premium market with appeal to discerning buyers, but lower liquidity. Both markets are subject to Turkish lira volatility risk.

Fethiye has more school options, more children's activities, and better medical access for families. Kaş is very limited for families — the town is small, there are no international schools, and the isolation makes it challenging for children's social development unless homeschooled.
