These costs are real but rarely mentioned in the glossy expat guides. Budget for all of them before you arrive.
Every apartment in a managed building pays a monthly aidat to the building management company. This covers lifts, common areas, security, and the caretaker. Ranges from €20–€60/month. Many landlords don't mention it. Ask before signing.
Antalya doesn't get cold by northern European standards, but January–February temperatures of 10–15°C in the evening mean you'll use heating. Natural gas (doğalgaz) heating is efficient; electric heating is expensive. Confirm what your building has before renting.
If you regularly eat or drink in Kaleiçi, beachfront Konyaaltı, or Lara's hotel strip, you're paying tourist prices. A meal that costs €5–7 in a local Kepez restaurant costs €15–25 in tourist zones. Easy to accidentally spend much more than your budget suggests.
Turkish lira (TRY) has historically depreciated against EUR/GBP/USD. This is good news for your purchasing power on imported goods, but local costs quoted in TRY rise in nominal terms. Budget in euros and convert periodically rather than fixing a TRY monthly budget.
Your permit expires and must be renewed — typically annually or bi-annually. Renewal costs are similar to initial application: €80–€120 in fees plus fresh insurance documentation. Budget for this in year two. Processing can also require several half-days of your time.
Most expats make 1–3 trips to their home country each year. Antalya has direct flights to major European hubs, but peak summer prices spike. Budget €200–€600 per return trip depending on destination and season.
